So just what exactly is a Home Information Pack ?

A Home Information Pack, now commonly known as a 'HIP', is a collection of documents that must be made available to any prospective buyer when a house is placed on the market for sale.

 

The following documents must be included in a Home Information Pack:-

 

• Home Information Pack Index

• Property Information Questionnaire

• Energy Performance Certificate

• Sale statement  

• Evidence of title

• Local Authority Searches

• Water & Drainage Searches

• Copy of the Lease for leasehold

 

You can also include other documents such as a Home Condition Report, an environmental or flood risk search and other information that would be of interest to a potential buyer as defined in the regulations. Our HIP is produced as an electronic copy of about 50 pages and you can print off as many copies as you like.

 

Do I really need a Home Information Pack ?

Home Information Packs are now a legal requirement when you sell a house. There are very few exceptions.

Please Note: You now need a HIP before you or your Estate Agent can advertise the property for sale.

 

Are you a reputable company ?

Anglia Home Surveys and our Search Partners are fully insured against professional negligence and public liability up to £2 million, and subscribe to the Property Codes Compliance Board (details) all Domestic Energy Assessors that visit your property are fully qualified, insured and criminal record bureau checked.

 

What happens after I have ordered my Home Information Pack ?

We will contact you to confirm details and to arrange for a Domestic Energy Assessor to visit to carry out the energy survey for the Energy Performance Certificate which forms part of the Home Information Pack, the survey takes about an hour. Your Home Information Pack will be available usually within 24 hours of the energy survey.

 

My Estate Agent says I have to use their HIP supplier ?

That may be their company policy but you are free to use any HIP supplier, however do choose a supplier that is registered with the Property Code Compliance Board (PCCB) or the IPPA

 

I don’t agree with the  EPC result can you change it ?

A typical rating for a home across the country is a D. Even new properties, and well-insulated homes will probably not score particularly highly, maybe a C.

The Energy Performance Certificate cannot be changed, only a new certificate can be issued, we will do this for free if the Domestic Energy Assessor has made a mistake.

If improvements have been made since the original survey, a new survey can be requested and an updated EPC issued, a charge will be made for this service.

 

How long is a HIP valid for ?

The HIP is valid for as long as your property is continuously marketed. However, during the first 12 months you may stop and start marketing as often as you like, for instance if you are changing Estate Agents. After 12 months has lapsed you can stop marketing for up to 28 days if you have received an offer to buy. Therefore after the first 12 months we recommend that you continue marketing until you are certain you have sold the property.

 

Rented Properties EPCs

From October 1st 2008, an Energy Performance Certificate must be made available before a property may be marketed as being available to be let.  A rental EPC is currently valid for ten years.

 

Is my House Registered or Un-Registered ?

Most properties in the UK are registered, this means that the ownership of your house is recorded at Land Registry. If you have a charge on your property eg a mortgage or secured loan then it will almost certainly be registered. If you do not have a mortgage or loan secured on your property then it may not be registered. Click here to see if it is registered. Enter your house number and post code and the search result will show if the property is Freehold or Leasehold and whether Title & Plan documents are available, if not available the property is probably not registered and we will need to prove ownership, there is an additional charge of £60 to do this.
